What does a porch actually do for your home?
A porch solves real everyday problems. Wet coats dripping in the hallway, nowhere to leave muddy boots, fumbling for keys in the rain. A well-built porch sorts all of that. It also gives your home a proper entrance rather than opening straight into your living space.
Beyond the practical side, a good porch transforms how your home looks from the street. It adds character, improves kerb appeal, and makes a strong first impression. Buyers notice these things when you come to sell.
We’ve been building porches in Mansfield and across Nottinghamshire since 2014. Every project is designed to match your home, built properly from the foundations up, and finished to a standard we’re proud to put our name to.
What types of porch can Rosebrick build?
Brick porches
The most popular choice across Mansfield. Matched to your existing house, built to last. Looks like it’s always been there.
uPVC porches
Cost-effective and low maintenance. Modern systems look far better than older ones. A practical, weathertight entrance without a large budget.
Oak frame porches
For properties where character matters. Creates a genuinely impressive entrance on period and rural homes.
Flat roof porches
Clean and contemporary, suits modern homes well. Often combined with render or large format tiles for a seamless finish.
Do I need planning permission for a porch in Mansfield?
Most porches in Mansfield and Nottinghamshire don’t need planning permission, provided they meet the following criteria under permitted development rights:
- No more than 3 square metres floor area, measured externally
- No higher than 3 metres above ground level
- At least 2 metres from any highway boundary
- Your property must be a house, not a flat or maisonette
One thing to watch: thick brick walls and chunky piers can push a porch over the 3 square metre limit even when it feels small internally. We always check this carefully before starting work.
Most porches under 30 square metres are also exempt from building regulations, provided the existing external door stays in place and disabled access is maintained. Electrical work and certain glazing must still comply regardless.
If your property is in a conservation area or has an Article 4 direction, additional restrictions may apply. We check this for you as part of our process.
Why does the builder matter for something as simple as a porch?
More than most people realise. Poor groundwork is the most common reason porches fail. Cracking, settlement, and damp getting in almost always come back to foundations that weren’t deep enough, or a poor junction where the new porch meets the existing house.
Across Mansfield and Nottinghamshire, clay soils mean foundations need to be at least 1 metre deep to avoid seasonal movement. We also ensure the junction between new porch and existing house includes a proper expansion joint and damp-proof course tie-in. These details don’t cost much extra to do properly. Fixing them after the fact does.
Frequently asked questions
How long does a porch take to build?
Most standard porches take 1-2 weeks once materials are on site. More complex brick porches or those requiring planning permission take longer overall due to the approval process.
Will a porch add value to my home?
Yes. A well-designed porch improves kerb appeal and makes your home more attractive to buyers. The improvement in first impressions is often worth more than the construction cost itself.
Can you match my existing brickwork?
In most cases, yes. We source bricks carefully to get as close a match as possible. On older properties where the original brick has been discontinued, we show you samples and advise on the best available option before committing.
Do I need to do anything before you start?
No. We handle design, any necessary planning checks, materials, groundworks, and construction. You get a finished porch without having to coordinate anything yourself.
What areas do you cover?
We cover Mansfield and surrounding areas including Worksop, Newark, Nottingham, parts of South Yorkshire, and parts of Derbyshire.
