Before you convert, check three things
Most garage conversions do not need a planning application, but not all. Planning guidance says permission is not usually required when the work is internal and does not enlarge the building. Before you commit, check these.
1. Has a planning condition removed your rights?
Many newer estates carry a condition that requires the garage to stay available for parking, or that removes permitted development rights. If your garage counts as a parking space, converting it can need a planning application, and councils can refuse where parking would be lost. It is worth checking the original planning history for your property before any money is spent.
2. Are you in a conservation area, or is the property listed?
Replacing a garage door with a wall and window on a street-facing elevation can need permission in a conservation area, even where it would not elsewhere. Listed buildings need listed building consent.
3. Is it a house, or a flat or maisonette?
Permitted development rights apply to houses. Flats and maisonettes generally need a full planning application, and leaseholders may also need the freeholder’s consent. Turning a garage into a separate self-contained home also needs planning permission.

Even when planning permission is not needed, a garage conversion turns a non-habitable space into a room people live in, so building regulations approval is required. The main areas are:

What happens during the build
First the garage is stripped back to the structure we are keeping. Next come any structural alterations, then the new damp-proofed and insulated floor, wall insulation and the infill where the garage door was, with matching brickwork where possible. Windows and doors go in, then electrics, plastering and your chosen finishes, so the room feels part of the house rather than a bolted-on extra.
The floor is where garage conversions go wrong most often. Getting the level to meet the rest of the house and the damp protection right is what separates a comfortable room from a cold, damp one.

Questions about garage conversions
Do I need planning permission to convert my garage?
Usually not, if the work is internal and the building is not being enlarged. It is needed where a planning condition protects the garage or parking, where permitted development rights have been removed, in conservation areas for external changes, and for flats and listed buildings.
Do I need building regulations approval?
Yes, in almost every case. It is separate from planning permission and covers structure, damp, insulation, ventilation, fire safety and electrics.
Will converting my garage add value?
It can add useful living space, but the effect depends on your area and on whether you lose parking. A good local agent can advise on your street.
Can I keep part of my garage?
Yes. A partial conversion is a common solution if you want a utility room or office and still need some storage.
What if my garage is detached?
